Also, YGRENE and another PACE lender have just been prohibited from offering new loans in Pasco for failing to agree to loan disclosures drafted by Tax Collector Mike Fasano as a condition for doing business in Pasco under the PACE program.

“We’re continuing to work with Pasco County to come to a place where we can continue to do business and conduct business in the county,” McPeek said.

PACE borrowers end up with a special assessment on their property taxes for new roofs, solar energy, air conditioning and other energy-efficient home improvements. McPeek says the average loan debt for YGRENE customers is about $22,000, and customers are happy. But we’ve seen tax assessments for $30,000-63,000 for new air conditioners, insulation and ductwork and spoken t a number of unhappy customers who regretted doing business with YGRENE and other PACE loan providers.

One homeowner in Pasco who bought new air conditioning, ductwork, insulation and a roof almost ended up with two assessments–one from YGRENE and one from another company– totaling more than $125,000 on his tax bill.  That homeowner says the debt would have forced him to lose his home, but Pasco Tax Collector Mike Fasano intervened and refused to approve one of the assessments, essentially cutting the homeowner’s bill in half.

Wednesday, YGRENE representatives were scheduled to stand before Hillsborough Commissioners to explain what safeguards YGRENE has in place to protect consumers from unscrupulous contractors and loan terms consumers might not understand.

Instead, county consumer protection managers will later meet privately with YGRENE and three other PACE loan providers to investigate what kind of protections they have in place for consumers,  how well they’re executing those protections and whether additional protections for consumers need to be in place.

Hillsborough consumer protection watchdogs are supposed to return to the Hillsborough Commission with a report on PACE loan safeguards after meeting with all four providers. That’s when commissioners will decide whether policy changes are in order for the government-sanctioned PACE program.

It’s funny how every room we makeover makes another room I thought wasn’t too bad look that much more desperate for a transformation.  The kids’ baths didn’t seem too offensive when we first moved in.  There were much bigger fish to fry.  But over time, and with each makeover, these rooms looked more and more ready to be changed.

Xander’s bathroom is probably my least favorite room in the house. It’s small, dark, and dingy. The shower is made of FRP (a material used to cover restaurant kitchen walls) and the floor is carpet. WHO CARPETS A KID’S BATHROOM?  I’ll let the pictures do the talking…

The lighting might be the worst offender, but what’s currently in there hasn’t warranted my desire to see it any better.  Hopefully we’ll be changing all of that!  Boy’s don’t need a ton of fuss in a bathroom, so we’re going pretty utilitarian in here: a wash sink, tile everywhere I mean everywhere, and easy, assessable storage.

The girl’s bath is a nice size and has great natural light from a skylight. Unfortunately that skylight is leaking and causing damage over the tub. The tub has a strange, tiled step up that is neither useful or beautiful. Much of making over this space will be working to un-date it, including getting rid of the popcorn ceilings and soffit over the vanity. Oh, and do you notice that board at the end of the ceiling, after the fan? It’s a shelf. Like the kind you put your 1990’s faux ivy plants on.  So you can stare at your plastic plants while you shower?  I can’t wait to see that thing go and get even more light pouring into the vanity area.

Aside from the decor that feels a little tired and dated, there are functional pieces in here that aren’t so functional. The toilet flushes sometimes, but I wouldn’t count on it. The bath works, but we’re not sure how sealed things are.  Clearly we are needing some new towel bars and toilet paper holders, ha.  And Milly decided to draw on the wall soon after we told her she’d be getting a new bathroom.  I’m just hoping this was a one-and-done incident.

The finishes in here are fine. Nothing is offensive, but nothing is special either.  A girls’ bath feels like a place to have some fun!  I want to be bold in here.  I want it to feel like their own little jewel box to get ready in.  I’m thinking color, pattern, and shine for a place that is glam enough to grow with them too.

Micah started demo last night.  We’ve had most of the materials sitting in our garage for months, so to say I’m ready would be an understatement.   I’m thrilled to be teaming up with Lowe’s for another incredible transformation in our home they’ve partnered with us on the library, the kitchen, and the deck.  Like all of my favorite projects these rooms are sure to be a mix of splurges and saves, DIYs and calling in the professionals when we need to, new and old.  Who’s ready for some color and bold pattern?
